2007 APA Smart Growth Award Winner

Latitude 33 provided land planning, entitlement, and preliminary and final engineering services.  The project converts existing parking lots for the Metropolitan Transit System (MTS) into a 527-unit apartment complex consisting of one and two-bedroom residences, approximately 3,050 square feet of retail commercial space facing the existing Grossmont Trolley Station, includes two floors of structured parking in the City of La Mesa.  The American Planning and  Association, State of California and  San Diego Chapter, Smart Growth Award-Winning project involved extensive negotiations with the abutting property owners and neighbors as well as MTS, their parent organization (San Diego Association of Governments (SANDAG)), the City of La Mesa Redevelopment Agency and City of La Mesa staff.
