Latitude 33 provided land planning, entitlement, and preliminary and final engineering for the 89 single-family dwelling unit project.  The 31.9-acre project is located in Carmel Valley between Del Mar Heights Road and Landsdale Drive.  The infill site included significant biological and topographical features; however, the project was designed to minimize impacts to sensitive biological resources and steep slopes.  The project approval process involved two Neighborhood Plan Amendments, a Community Plan Amendment, a General Plan Amendment, a Tentative Map, a Street Vacation, and a Carmel Valley Planned District Development Permit.  The complicated site required numerous meetings with staff, the Carmel valley Community Planning Group and neighbors.
