Latitude 33 provided land planning, entitlement, and engineering for a 734-unit (584 multi-family and 150 single-family), 135-acre infill Master Planned Community located along SR-56 and the Torrey Highlands/Penasquitos communities.  Services included all phases of land planning and civil engineering.  Project’s design incorporates innovating a multi-family (wrap) design, a 250,000 square foot retail center and a 260,000 square foot self-storage facility.  Solutions in response to presentation of sensitive habitat (vernal pools) and considerable public controversy and the design of a freeway and interchange were required.  Latitude 33 has begun the final engineering phase of the project.
