Latitude 33 provided land planning, entitlement, and engineering for a 734-unit (584 multi-family and 150 single-family), 135-acre infill Master Planned Community located along State Route - 56 and within the Torrey Highlands/Penasquitos communities of the city of San Diego.  Project’s design incorporates innovating a multi-family (wrap) design, a 250,000 square foot retail center, a 260,000 square foot self-storage facility, preservation of sensitive habitat (vernal pools), the design of state route 56, the camino del sur/ state route 56 interchange, and major roadways through the site.  Arriving at the design solution involved considerable pubic negotiation with the community resource agencies and environmental groups.  Latitude 33 has begun the final engineering phase of the project.
